now NMLS registered and state licensed lender that's another level all together.. but not always required for commercial purpose loans.. in my mind ANY lender that contacts you from a post on BP is suspect until proven other wise.. 

It is wise to invest in a property with a high HOA?

I do have boots on the ground in PA, but they can't force people to rent, you just have to lower prices until the deal is so sweet for them rent-wise, that good tenants can't resist.

@Raj Parwani They are both difficult, schedule-wise, with a full time job, let there be no mistake.  

The numbers are not as good, yield wise as Memphis, harder to find a decent PM and 65000 population makes for a pretty fragile economy.

Sherman Oaks is a lessor version of Century City price wise.

Since I live in Los Angeles, I thought it would be wise to buy something 'close to home'.
