Explain that if she does not pay rent and there are issues that require repair that you will need to take the issue to court and will win a judgement against her.

In addition to the $2,500 the tenants pay a monthly pool maintenance fees, landscaping fee, and split the water bill with the other unit.The unit has now been listed at $2,300 and is still not rented.

In general the area is over built and has a lot of "mice after the same cheese" one of the difficulties is Baylor requiring freshman to live on campus and them expanding their living learning centers.

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?
