Brian,A turn of once every 2 years I would say many,many rentals turn over much,much more than that.If you are hitting that mark that is awesome but I would be curious from others if the tenants are staying 2 years before moving.I would also like to hear average turn times for renting out a SFR versus and apartment complex.

If class D in a war zone then you are looking at cash flow versus headache required to manage it or have it managed.If D class building with age only in a nice area then redevelopment is coming sooner rather than later.Until that time whether the buyer is paying cash or the type of debt service they can land will make a difference in what they can pay.Redevelopment in a nice area is great but it has to perform until you get bought out.

If I had bought the LLC, I would not have been able to dismiss the claim.I'm not trying to scare you off, but make sure you understand the risks that go with buying the LLC versus buying the real estate.

Is it easier to get in and out of the property across the street compared to yours.You really can't compare the two with different amenities.That would be like buying a larger older apartment building with bare bones versus comparing rents with a newer building with a pool with waterfall, tennis courts, workout room, clubhouse, walking trails, in unit laundry etc.You have to make sure apples to apples. make sure you make money going in and any rental increase is icing and not money you need to make the deal work.

A buyer may work out the numbers and figure out they'll spend a total of $120-125K to get the house they want it versus paying $130-145K.Of course, if I find a qualified renter, then I go with the renter.
