I am beyond excited to be a lart of such a great community of such diverse backgrounds and skill sets.

In this situation, you really need to put on your "people skills" hat.

Your marketing needs to find off-market deals, your analysis need to accurately determine ARV, your negotiating skills need to enable a contract at a well-below-market price, you need to be able to evaluate the property for for rehab costs accurately, and the easiest part is finding buyers. 

You clearly have some serious skills that have a lot of value.

If a renter has a work request they would fill out a detailed form on the app asking for specific information about the request including pictures, and any other vital information that contractors would need ( appliance ID's, location . . . ect).

As I gained skill in conversion and closing, and my numbers increased, i changed strategies to re-position my business and myself as the go-experts for the legal community in my state, California.  

There are days filled with paper work, and days with zero paper work.I think though one of the most important skills to have as an agent, and really this continues over to my investing business as well is TIME MANAGEMENT.  

spend the less than 1k it cost and get a RE license then try to get on with a brokerage that will allow you to work on as  a team member.. earn as you learn. keep your day job.do not spend any money on any paid for training at this point you can't afford it and your not going to make any deals with no money no skills etc.save your money

I know some of that is probably sales skills that I can work on. 

I make a decent living and for the most part i enjoy the work i do (sales, project management, and some skilled labor). but with no room left for further advancement it is obvious to me that this company is not my vehicle to financial security let alone independence.
