Hello All!

  I'm a brand new investor in Stoughton, MA, looking to start out wholesaling before I move into the fix and flip market.  I've had the bug to get involved in investing for a while, and finally decided the time was right to make the move.

I'd love to meet and associate with as many other investors and real estate professionals as possible. I've been to a couple of REIA and industry meet ups already, but am always looking for more to go to, or any other networking events.

  I'm really looking forward to learning from everyone and hopefully getting to work with many of you.

Although gurus suggest wholesaling to start when you have no capital, it is actually a very challenging place to start. 

Your marketing needs to find off-market deals, your analysis need to accurately determine ARV, your negotiating skills need to enable a contract at a well-below-market price, you need to be able to evaluate the property for for rehab costs accurately, and the easiest part is finding buyers. They are at real estate groups everywhere. Even BP is a way to sell a deal. If the deal doesn't sell easily, then it is probably overpriced.
