The house hadn't been painted in 10+ years so rotted masonite siding was replaced where needed, exterior paint, replaced broken windows, fixed active plumbing leaks, new HW heater, and added a deck.

If a tenant says something is broken, PM can call in a repair person who charges a high fee,  maybe isn't even competent, and since the PM is not the one paying for it, they don't care.
