In my own example, because I was building the house for myself, I spent lots of extra money on t&g plywood floors, 6" walls, upgraded insulation, etc.

I have a duplex not on the market and will sell it to you for 75k turn key management in place, producing $1200 a month, $600 year taxes, $900 year insurance, no lawn care needed, fridge 2 year waranty with lowes stove 2 year warranty with lowes for both units less headaches plumbing and electrical is upgraded.

The part to take into account is that you have to live somewhere, so this definitely an upgrade position to renting for 900

I'm only upgrading units when the tenant moves out so if I don't like how one unit looks afterward I just do the next one different.

Let it age while you get your other tasks taken care of.You can wait until you are actively selling your product to upgrade it, but you should also plan to spend at least 2k, probably closer to 5k for a quality business website.
