Make your offer a good percentage below the last listed price.I use a lead generating program in Maryland, Jacksonville Florida and Dallas Texas - my partners (friends from Bigger Pockets) run the leads that I receive from the radio or TV advertising - using my branded commercials (all leads come to my 800 number, I qualify the lead and call my partner to help get comps, look at the property and delivery the contract of sale that I forward to him or her).

what I find interesting now is that the wholesale space is being invaded by very well capitalized bigger companies they are on TV they are all over the internet with high priced marketing campaigns.. like offer pad   simple sell  ( I just responded to one of theirs here in Oregon to see what they would do) you pop in the info and you get a responder back in 60 seconds with a as is price range and a price range for retial.. they say they have private buyers.. but if you want retail they have relators they refer you too.. so I suspect the realtors pay a fee to be on their list and this generates listing leads..on the buyers side Not sure who the buyers are.. in our area we are 700 to 2 mil houses so all cash buyers don't grow on trees my house is 7 figures so we will see what they do..

The only downside I see is that when tenants have control of paying at their leisure and are late then you aren't able to easily access late fees.
