I am referring to using 401K and setting up a Trust with a checkbook account.Lenders will require more down I realize.  35 - 40% and I will be working with portfolio lenders and non-recourse loans.So my plan is to work syndicated commercial deals where you get your money back out in 6 - 12 months. 

I'm from the area, know it well, and have people I can trust (contractors, property managers) to help me run the business. 

when you say Trust  which are you referring to.. family trust  irrevocable trust ??

What is the best way to find a way to trust team members/check their credentials?

You dont have to have the property on hand but they might want the address to take a look at it and give you numbers and of course the numbers can change.

I had a window guy I USE to trust..he burned me on my last job and I'm glad that happened to me because I probably would of recommended him to you before that happened.

Trust me you’ll always have more questions than answers it seems :)

If you know other investors in the area or property managers, you can always ask them for who they would use and if they have any referrals otherwise you'll have to just go through trial and error to find people you trust to do the work.Sounds like a bit of bad luck, did you do an inspection on the places before buying?
