@Brian Boyd 2 things. 1) buyer us responsible for an inspection and survey. 2) if u r in a caveat emptor state u are done at closing.

flood zone insurance is a cash flow killer, for sure. can you r&r the roof from flat into a normal pitched one and slap a metal roof onto that?

@Matt R. yes- I finally decided to go with the "do it right the first time" method and taking off the wallpaper THEN painting over it (hiring someone though to get the job done for sure!)

I did find an Investopedia article that sums it up briefly (https://www.investopedia.com/terms/r/rental-pool.asp), but I haven't been able to weigh pros/cons from outside sources.
