ARV high enough so the project cost is under 70%.That's a good, small beginners deal, IMO. 

I got un-renewed by my old ins and rejected by almost all ins companies (except for some crazy ones quoting me 10k/year) on my primary house, which is far from any fire zone but I had 2 claims on my 2 rentals (I am a small player so under my name not LLC) in the past 3 years so I got fked. 

A lot of borrowers are in this position so ask yourself what is the amount you are willing to leave in the deal.

So not asking if this is a good or bad idea, because we aren’t planning on doing it  Rather - what are creative solutions to do the equivalent of transferring the property without doing a direct property purchase, assuming all parties are on board including the lender?  

Does anyone know of just as good a way to learn about this business without spending so much money??

And i'm still thinking how to renovate my bathroom.Me and my wife doesn't use the bath tub so we were thinking to remove it and largen the shower area.What do you think removing the bathtub in master bathroom???
