We are always reminded not to count on appreciation to cover a poor investment, but if that is working in your favor it's at least something to be thankful for.

Others have regularly been late on payments, have needed reminders of the rules in the lease, and have been asked to leave.

It reminds me of piping on a ship that would vibrate where there were long runs that weren't secured as tightly, or where a pump connected and introduced vibrations to the pipes.

Whoever hired the subs is responsible for reminding them to clean up after themselves or holding the next progress payment until the cleanup is routinely done as per the contract (assuming the contract requires the job site to be left in a tidy condition at the end of the work day)

I know we must be careful of discrimination and fair housing but, many potential tenants profiles had pictures of dogs or other pets which I don't allow and was just a reminder to ask while they toured property.

Expect to run in to challenges, and remind yourself that if you want to scale it in to something big you have to reframe your mindset because these "big problems" you face starting out will be small in comparison to the ones you'll face as you grow.

I know those with experience do account for this but a lot of us newbies need to be reminded to calculate landscaping into our total overhead when evaluating deals.
