I feel like the Crowfunding companies ability to organize and qualifiy borrowers is much more of a factor than what the borrower spends it on.

My conservative side demands more when I am not confident in the abilities with someone I'm working with.  

They will likely recommend offering a blanket loan where you can get your existing properties blanketed into one loan, with the ability to cash out refinance any equity into cash (use cash as future down payment).

Just be persistent and positive in your abilities

So you need to be an investor who knows what he wants and has the ability to close a deal.

I am very eager to get started and have many abilities, but finding the right place to start as an Agent/Investor that want to learn has got me stuck.

returns are hard to really say "you're going to get x deals from y pieces of mail" because so much relies on your knowledge, ability to negotiate, and ability to get the deal done. 

I am a bit uneasy about marketing for sellers until I have some confidence in my ability to get the property moved.
