I have not touched any portions on new construction and GC's to Subs, but I find that these files are the most basic paperwork that a rehabber needs in order to protect themselves from liens, flaky contractors, and what they should expect from contractors.

so how people are suppose to protect their investments whenever they have a property under contract!!!!

@Steve EllisonLet me first point out that negative cash flow consequences is not my area of expertise, so please take that into account and make sure you verify anything said with a qualified professional.

Most of the sellers I meet don't have the money or expertise to fix up their property.

We also partner with attorneys who offer the option of bankruptcy protection, expecially important for homeowners who have equity.

We specifically need help on understanding and  getting proper asset protection lined up. 

But started buying junk properties for under $10,000 using all the creative formulas I could think of (credit cards, commercial over draft protection, credit lines, partners, lots of Subject to Existing Mortgages, delayed settlement, flips and seller/contractor partnering). 

As he said, I think you need to be careful how you structure this to make sure they are protected as much as possible.
