I have good credit, but not sure how to obtain financing with my current income so I am looking for financing options that don't require me to provide 2 years proof of income.My current plan is to do the following but would like a professional opinion before proceeding.

Educate yourself on the local market, network with other investors and agents, and always have a solid plan in place before making any investments.

It sounds like you need to consult with Eviction attorney, CPA/ Tax professional, Great Realtor and Lender for this.

However, the owner has made professional additions such as a 500+ square feet family room and a 500 square feet deck, which greatly enhance its value.
