It should be as simple as providing the inspection report and stating in the contingency removal addendum that purchase price to be changed to x to reflect additional items 3, 10, and 12, or whatever, found in the inspection report.

Thanks @Brian Levredge, I was interested in Chattanooga some time ago and made a trip last year to explore and check out the neighborhoods and seems like you are reflecting a lot of similar sentiment to numerous other people I was able to speak with.

I suspect a lot of new investors would be quite happy with this investment if these accurately reflect the reality.
