Basically, you are asking for a "non - FHA 203k" loan product, or a conventional-type rehab/reno loan. 

That rate isn't all that poor, many loan products geared to short term rental investors are in the high 4s, although I am curious as to why 30% down, most of these products only require 20%. 

FLA for new build rent to own product we just started selling to investors  Like that.a few other markets that i think I will just keep close to the vest nothing like creating your own competition  LOL

Ridge Lending, and others, have offered this flexible product. 

Or some other product.

I am of the opinion that people should be starting threads for sincere interest in topic or need to solve a problem....NOT for the sole intention of creating a topic as phony way to engage in networking for some related product or service.Sure, chime in on others people threads, but topic phishing is corny, IMHO!

In fact, not much construction in the Phoenix metro area contains this product line.

Just a side note, some states (among them, California where I live) have very aggressive anti-discrimination laws for landlords and include things like physical appearance, familial status, and if they have children under 18.  

And I'm a former FB employee who has made some noise in ex-FB product feedback groups about the marketplace issue with no success.
