Some HOA do not allow month to month leases, also if you want a no pet environment but HOA allows dogs and has a dog run on the premises, you can say no pets in your lease but every one who applies will be a dog owner and those who don't want pets won't be interested to rent.

I just filled 2 in February with no trouble and plenty of qualified applicants, these were places with 2 car garages, stainless appliances, front loading washers and dryers, nice flooring, central AC, etc, and allowed pets.
