I house hack in Ohio, and I like to put down minimum down payments to have more funds liquid for renovations and future purchases. 

Then you can read a more in-depth book like The Book On Rental Property Investing by Brandon Turner or The Unofficial Guide to Real Estate Investing by Spencer Strauss.2.

Advertising can be done on a STR platform, but will probably get more traction on websites where people are more likely to look for more than a nightly/weekly rental.

I'm new to the Real Estate Investing community/business and would like to get a couple tips on wholesaling locally here on Oahu.

There’s likely a carrier that’s most aggressive in the city where your 4 unit is located and comparing your premium to that of similar properties  nearby will be the most accurate assessment and point you in the direction of the most aggressive carrier.

Screen and approve the applicant like normal.

It sounds like you’re off to a great start with your first fix and flip, and Santa Fe is an exciting market for real estate.

The income is a nice cherry on top to my monthly rentI reached out to like 3 or 4 vendors and got pricing.

Those might make good rentals...but also there can be extra costs...see if they are in PIDs/PUDs or MUDs that add significant cost to the monthly payment...maybe $100-$200 extra a month.Also $2500 sounds high on rent to me for 1800sqft....I would think more like around $2000/month, but haven't looked in that area lately.I do like Forney....one issue is I don't think there are good demand drivers there.
