Now I am trying to get more creative making connections with private money investors, securing lines of credit, partnerships, etc.Beyond financing I think scaling involves getting repeatable processes, building a team (e.g.contractor, title company, lender, etc) and have better deal flow.Just curious how experienced investors scaled...different approaches, different challenges.

You would ask your attorney to transfer the title over to the LLC.As for your tax question, currently an LLC can be treated as either a partnership or a corporation.
