Once you have a good grasp on this and moving forward take action to start helping sellers and buyers.There are also many other threads here on the BP forum that discuss the topic.Hope this reply helps and makes sense.

I have a lifelong passion for real estate but have never taken serious action… Inspired by BP and others, I’m now ready to start making some deals.

A foreclosure action would wipe the lien out, making it of no consequence.  

In any case it wouldn't be actionable against your tenants if you did the copy and pasting.As an academic type legal issue, copy and pasting of private documents from the web could get you in legal trouble.  

And you've taken action and gotten results.

If you are making $50k profit and they're getting $10k for funding, that's 20% of your action. money for flipping deals really does not come cheaper than that!

Along with reading through the forums, they're really helping with my understanding of this business.The people here have a tone of knowledge to dish out; utilize and take action steps! 

Yesssss I have just begin to discover positive affirmations, got the Power of Now book from the library as a first step and see a change in my attitude which has already started to get me more motivated and taking action.
