My guess is you want to have a relationship in place for the ongoing maintenance of the elevator systems and not have to call an elevator repair company that will have you over a barrel when you call out of the blue with a breakdown.

I have a friend in Conway NH that rents out her townhouse ($125k purchase price) on AirBnB with crazy numbers (rents it about 140 days a year at $200 a night, and after property taxes ($2500, and HOA fees of $250/mo) has NOI of $20,000, a CAP rate of > 15%)THE MID TERM GOAL:Once I've purchased the two properties, and have some factual data on them, I plan on going to my network in China and getting investors in properties in the USA.

I was able to get owner financing for 650k with no payments and no interest for 12 months then the payments would start at 5.5% or so.For 1 year, I ran the park for 100k!!

Shannon, yeah that is an average going rate for property management; first months rent, some do half-month's rent plus a 9-10% of your ongoing rent.
