I found this site and the posts here are just awesome, very fruitful and a lot of experience here.

The internet has made the discount brokerage more viable and there are a bunch of online platforms trying to crack the nut. 

I wrote a BP blog post about the nuts and bolts of most online auctions in terms of setting up accounts and providing deposits etc.

in a nut shell any business in the Zone if they rebuilt new construction or facility got to write off 50% year one.. so you saw hotels casinos  car dealers  medical plazas shopping centers.. 

People are nuts and in this day and age don't place much value on human life - look at all of the road rage incidents. 

Then as others have suggested, focus on the “low lying fruit” or most urgent thing first.

That is a battle often times but sticking with your buyer gave you fruit!

I can't thank her enough as I believe Real Estate Investing will TEST You and it will try and wash you out several times before you see the true fruits of your labor.After this horrible beginning the property turned around and was actually a pretty good rental property.
