However, with the long slower season after 4/15 I am excited to devote more of my time to research, networking, and educating, while hunting for new investments.My Goal this year is to close on another single family rental either in the Northern CA area or in the Las Vegas area.I joined BP after listening to a few podcasts and diving into the forums.I am psyched to be here and looking forward to the steep learning curve that comes with every new endeavor!

It is heartening to see tenants make their rental their *home*, when they plant pretty flowers in the beds, flower pots on the porches, keep everything tidy and trimmed, put nice seasonal decorations up.

B2R seems to be OK with a loan for the 20% down as long as there isn't a second lien holder, but they would have to source the funds and since those would be coming from my relative's IRA, they won't have been in the lender's bank account for the two months' seasoning.
