As for your question about waiting on the lease to end or listing now, I have a couple of questions back - how much longer is the lease for?

I was preapproved for this amount without my wife being listed on it (I want to get the first rental in my name, then once I show her it works she can get the next in her name.

We are talking 15+ properties. 

.- There are more houses listed for sale and rent in the neighborhood, which is pushing rent values down.- My current lease is up in September and the tenant is leaving, and I expect my monthly cash flow to reduce to $950, lowering my ROE to 3.57% and ROI to 9.5%, again, without variable expenses.- Homes are staying on the rental market for a few weeks, sometimes months, even at lower prices.

After about 9 months we decided to list it for sale.

Thank you,  This is not normal (in fact this is crazy talk) and you should be dumping this contractor, perhaps suing him to recover some of what you've paid, and getting a new contractor.

If you go OOS talk with a few local investors (someone unbiased not trying to sell you anything) and do lots and lots of research and fly/drive to the area.
