. - I cleaned out the condo (I negotiated a washer/dryer, big cold freezer, computer, and several old books and ornaments which I think all together adds up to about $4,000), installed laminate floors in living room, paid someone to tile the kitchen, I replaced all the fans and lights, installed dishwasher and new microwave, ripped out vanity and installed pedestal sink in downstairs 1/2 bath to give space, and replaced all gold sink and toilet fixtures with brushed nickel.

In light of all of these great discussions, I will also add that I think LOCs and HELOCs can be a great source of "short term funding", but would be hesitant to carry "long term debt" on them because they are both callable and floating.

Luckily only the door was damaged, but my tenants had some pricey goods stolen (they thanked me for recommending renter's insurance prior to signing the lease).I've done the following to prevent future break-ins: security door, motion lights and a deadbolt on the fence gate.

For example - the tenant made a request to have 4 repairs made (air filter change, two light bulbs and a reset breaker)- they created a separate work order for each which created 4 separate service call charges and dinged me for .5 hours for EACH call as well.
