I run a landscape maintenance business.

Several times, we have purchased a primary owner occupied house, improved the house with paint and landscaping, carpet and occasionally an updated kitchen or flooring.  

MAINTENANCE USE AND REPORTING: Tenant shall properly use, operate and safeguard Premises, including if applicable, any landscaping, furniture, furnishings and appliances, and all mechanical, electrical, gas and plumbing fixtures, carbon monoxide devices and smoke alarms, deck, and keep them and the Premises clean, sanitary and well ventilated....Tenant shall immediately notify Landlord, in writing, of any problem, malfunction or damage with any item including carbon monoxide devices and smoke alarms on the property.

How important is landscaping on a rental?  

New windows throughout, new vinyl siding (including the garage), new water heater, landscaping is very well kept.  

I myself have lived in Ocala Fl for about 20 years and have been working in the area for 12, started with self employed professional landscaping at age 16 with my mother.

I have not yet secured outside funding, but, I own a home now that I live in w/ 70k equity, very good credit, work full time (65k)Found a home in pre-forcloser 3 bed 2 bath, in ground pool that is estimated at $303k, Zestimate $341k, needs minimal work (5k mostly landscape ),  10 comps  in area from 300-420k.

The reason is because the monthly HOA dues cover things like exterior maintenance, landscaping, snow removal and trash pickup. 

I got a landscaper to check it out he said build up the dirt then put limestone rocks supposedly it soaks up excess water.
