I typically like to have at least some sort of landlord reference to make sure the tenants have not trashed their previous homes, had major complaints, etc.

What sort of interests rates are investors seeing for conventional loans?

A lot of investors in your position have been using hard money to finance these sort of properties, more specifically a 30 year fix rate DSCR loan.

I'm kind of giving extreme examples here but this is sort of how it works.
