I preferred buying in 2009 when it was a buyers market...like shooting fish in a barrel.  

As you will see from our current mailer, our duplexes are currently in the $200k range and have shown significant price increases year over year, creating a good to great house hacking environment.

When bad mold and certain other hazards are found or reasonably suspected to be there (particularly asbestos and lead paint), for safety's sake, including that of the environment, you are looking at some really major professional remediation expenses.  

If it not gutted  How easy is to get to outlets do the need fish from the top or from the bottom. if your house is less then 40 years old more the likely there will be fire blocks in the walls.

If you're looking for a short term solution, maybe it's worth it, but I suggest you learn to fish for yourself as well to solve the problem long term.
