I'm looking to take a couple of weeks off after these new tenants are all set and learn from an experienced wholesaler in person - as well as make a road trip/vacation out of it. 

I’m single and 29 so I’d make a trip out of it to check up on the property and have a good time while down there.

@Pablo Miguel HernandezA good piece of advice may be to try to see what you can get here in LA for 1-1.5M in terms of duplex/triplex/fourplex, and take a 3-4 day trip out here to see some of the properties.

I am going to take a trip in early Oct. to explore all 3 areas with investing in mind but I would love some input from people who either live in any of these areas or that have current properties there.

If a kid trips and breaks his or her arm, am I going to be blamed for a half inch raised lip in the cement?

It sounds like more of a handshake agreement and that could really trip you up later if you try to sell it or even refinance it.
