When a company/ division hits over 50 properties can they send out all the statements in a timely manner, answer all repair requests and get bids, show properties and list them in a timely fashion, and finally send evictions on the 6th day.

The lower the ltv, the lower the risk and terms move more in your favor.

Rental income gets a favorable tax treatment anyway, so no need to jump through hoops on that. 

If the institution rules in favor for the tenant the future and historic rents can be adjusted.

This will sometimes tip the "fix it or replace it" question in favor of fixing.

Just do yourself a favor and interview several agents or companies local on the ground there, ask for several references and start slow.

Would it be reasonable to assemble a list with comments  in spreadsheet fashion?

BTW, I changed the joists to 12" oc, so my decking options, especially in a 45 degree herringbone fashion, are wide open.

Otherwise, If the numbers are in your favor why walk away from profit, imo?
