I'm wondering if the prices will top out or stagnate while the i70 project rolls through, and if there will actually be a revival afterward.

The house has a fantastic location, close to the center of the town, great schools, library, etc, it's 4 bedrooms plus 1 office), 2 bath, 2100 S.F., 8600 S.F.

On top of this, he is asking for 1 months rent and the deposit (also 1 mo rent).I feel very strange about paying rent and deposit without even having a move in date. 

I said experienced and connected investors can get top dollar for thier properties, on the selling side.

I don't really have much real advice here, but on top of what the others have said, I'd recommend doing some research into the stats about the influence of money coming down from Vancouver.

The top unit is vacant and needs some work.

Im in the top 1% of agents nation wide and honestly I know people who struggle to make a living doing this that have more inate talent at it than I do.

Tacking 3-6% on top of sales price for concessions may result in appraisal issues as well..
