When I every visit those types of yards, they have clearly posted, we are not responsible for lost stolen and or damaged property.

Some are ethical and put the clients first and others do not.The issue with termites is are they active or is it old damage??

In the final report, we deducted all of January rent from her security deposit and charged her for some damages resulting in her owing us $350.

Looked in attic and had adequate insulation and no signs of water damage or termites.

I bumped into one problem with old bathtub - my contractor was not able to replace shower hardware because it did not come off at all and he was afraid to damage pipes.

These are high crime neighborhoods where someone will rip out $15,000 in damages just to steal $100 worth of copper pipe.  

I'm looking at getting the property for around $100k and using equity from my first property (the home I currently live in) to do the rehab work...which right now is just tearing out some damaged room additions in the basement and (hopefully) converting the 1-car garage.

However, if you have their approved and it's signed in the lease that you're able to do those things, then by all means employ your strategies, knowing that now you mostly likely take on all the risk if some Airbnb renter doesn't pay or damages the property or gets injured on the property, etc...Just make sure everyone is all clear and in agreement, in writing, before you get into any creative situations.

Explain they aren't paying 4 separate security deposits too,  I don't care about getting 4 checks I just tell them the deposit is for all damages and if one moves out they need to settle the damages among themselves.
