If I’m increasing rent or extending lease term, I send a lease addendum that rent is increased to $x per month starting x date and/or term extended through certain date, along with a letter stating see addendum for review and signature and that if tenant does not sign and return addendum to me by a certain date, then this letter is my notice to vacate by end of current lease term.

On my new builds in Oregon that are in high demand.. buyers commish is going to be negotiated per deal.. for instance my last lot that will allow a knock out single level I am NOT offering any commission to the buyers agent I have a buyer for it.. their agent is going to list and sell their current home which is a 1.5.. and they will have to negotiate their fee with their buyer on my houses which is 850k..

Because when the seller realizes he or she is not going to have to pay 6% of the purchase price to an agent I can negotiate a lower price and the seller is more likely to agree.The process was simple with the guidance of a good real estate attorney.This can be accomplished only if the property is not under a current listing agreement.
