Most of my google/bigger pockets searches are saying that you can no longer use Credit Score or some Criminal History events to deny an applicant, however most of these stories/posts are from 2019 and 2020 when the law was first introduced.

Birds of a Feather (tenants with similar criminal convictions or evictions, or whatever) will flock to a landlord who has displayed willingness to rent to those with their particular flaw, simply because so many others will not.

You can’t really create any “rules of thumb” on what your expenses are going to be as each deal and nature of default is different and has its own characteristics.On one of the few seconds I have made on multi-unit property, the borrower decided to turn existing carports into bedrooms and bathrooms without permits, got red-tagged by the city, blew it off, then got criminally prosecuted by the city.

Actually the criminal will have more practice then you and use it against you.Weapons are NOT just knives and guns.Your belt, jewelry, keys, pens etc. can all be deadly weapons if you know how to use them.
