And the thought is our 2 million would go to attorneys for defense. some child gets maimed and I could see this being a pretty big deal with no substantial benefit to your cash flow and or ability to rent the units.. let them go to the public playground.

Regardless, you are going to pay some money if a claim/lawsuit is filed, and I can almost guarantee you that the cost of defense can cover you paying insurance for a handyman for a long, long, time.

By that I mean what actually happens on the ground......aside from pictures, video, phone calls, conference calls, texts, emails, dropbox etc. which are the communication tools employed to bridge the distance gap.My main question to you is have you physically flown out to the area to actually see your properties and drive around the neighborhoods they are located in and drive around the city at large?

A blanket liability policy may not cover an issue arising from a property if there is not a first line of defense, so to speak, from a policy that should have been in place and that is available.
