In situations like that I am sure there is a much higher chance that someone would challenge the validity of that deed as risk the title insurance company would be assuming if they issued a title insurance policy.

Since condos need two types of insurance and many of the largest US companies pulled out, the cost tripled and with less coverage.

I've reached out to those companies and some businesses who work with them so, we'll see. 

-syndications and direct ownership of small multis are very different strategies.
