What are ordinances/local laws like for str?

This deal should have a title co/lawyer involved to make sure both parties are best protected and they will have one or a lead on one.  

I did try when I did JV’s to include the partner but it was too much and coordinating times for calls etc with attorneys or servicers was too tough
