Depending on the carpet you should be able to get it done for $1.25 to $1.50 a square foot.  

Because I don't have plans for the house yet I only got a very rough price at $350/square foot.

Neighboring Manhattan Beach is the most expensive area in terms of price per square foot in Los Angeles County, so it's not looking good in that direction.  

Good evening- I am thinking of making an offer on 1300 sqr foot home that needs new siding.

By house hacking I mean we bought an 1800 sq foot 3/2 house near the local 4 year college I am attending and we are renting out the extra 2 bedrooms.

It should be accessable by foot and by vehicle.  

So, I am looking at a SFR bundle that cash flows well, however the lender needs to get some value on the deal. the problem is from my basic comps, and square foot prices etc it is very close to being a "no go" situation for the lender.Problem is.
