I do not want to burn any bridges or make either of them mad mad that I am going behind their backs about the situation but at the same time I don't feel I have had enough time to choose which to go with.  

Thank you Nate I appreciate that , now I just need to know where to find the resources to make the right moves first in learning the ins & outs so I don't get burned and if there's  any ways to find capital to get started .

(We do not have burning desire to buy another property but it's not out of the question if it makes profound sense financially).

I have been burned so it is a knowing risk. 

So I'm speaking from experience, these type of assets tend to burn holes through investors pockets.

The last time I used one the guy told me the dishwasher motor was burned out but forgot to turn the water on under the sink feeding the appliance.   

If the place burns down, the owner gets the money.3.

Now, as far as loan programs, I'm not sure if you get it demo-burned by fire Dept for training etc, what that leaves you.
