Until you find the right fit for your scenario.I went through the same exercise a few months ago and I realized that this place is a gold mine of ideas from people who are doing things and solving problems. 

It seemed like such an anachronism, a relic of Southern California post-war hubris, or maybe even Gold Rush-style boosterism.

If this information is correct, why in the world would you want to kill your 25% yield gold goose and risk it in a unfamiliar territory where the PM will not care nearly as your would managing your own assets close by?

You know the one, "the guy with the gold, makes the rules."

Additionally I have been a long time Podcast listener and really appreciate the gold mine of info there. 

Some people really do get hurt and deserve compensation, others are gold diggers.

They are close to the LA river, close to downtown, close to the gold line.  

Where I live, they call snow "White Gold" as Snow Plows can charge over $40 an hour.We do get around 60 inches most years.  

It will be worth its weight in gold should another attorney wish to make your life miserable in order to make a name for himself/herself.
