I believe that listing on multiple websites (Airbnb, VRBO, and HA) can prove helpful but it may prove detrimental.

I am a believer in being close to transit when it comes to rentals, and that location is solid.

With all that being said, at the end of the day I’d be inclined to let her out of the lease if you believe she can no longer afford to stay there for whatever reason.

There is a time gap between first use and second use i believe and they also like for you to show tenant income on the first.

I know there was at least one poster that was using peer to peer loans but I believe they were refinancing pretty quickly into a regular loan as the interest on those peer to peer loans is too high .

We are in Florida, so I believe the eviction process is pretty fast if there's a default (I have never had to do it but I have read up).
