If you can bare some traffic, Harrison is very good to invest in (although inventory is very low, and Harrison is not a huge town either).

Overall, the amount of work I put into notes is far less (barely breaking a sweat) compared to stock trading, flipping, renting, etc.

I guess in localities where the rent barely changes this seems like an acceptable Idea NOT to raise security deposits to match the rents.Currently, I have 30 apts, 65 tenants in 10 buildings.

Bare soil at a house with deteriorating paint is an issue. 

Just doing it out of state made me seriously reconsider a lot of stuff since you need to have massive trust in people you barely know and the risk of you not being a drive away to fix something if things go sideways.

No informed seller wants someone tying up their property who appears that they could “barely” qualify for the loan....one little $50/mo discrepancy in their monthly income/debts disqualifies them.  

In the bathroom shower with pink tile, we found they used regular drywall (not moisture resistant) and there was no insulation on the outside wall where the window is.

Most of my evaluation of each on market and off market deals are all negative cash flowing or just barely breaking even. 

A learning newbie experience - lease is bare-bone.
