Not the most expensive not the cheapest but I guess quality is where the money is. 

Some have regular Tenants and some have Section 8 Tenants - and in Durham, Section 8 will pay up to $1,461/mo in rent for a 3BR.I rehab my properties to excellent quality and try to address all aspects of maintenance concerns.

It provides a few advantages; higher ARV, higher rents and better quality tenants.  

Elizabeth is an inner city that ranges from low 200s to 350s in the better quality homes.

As far as I can tell, the bank's appraiser will want to see before and after pictures that show that quality work was performed, but does that mean reviewing permits?  

I want something I can enjoy, while I still live in the property but also increase the quality, low maintenance look when I do rent it out.

Personally if this does happen I would like to see this paired with legislation that no longer requires a home address to become a W2 employee, which I imagine would help with some of the homeless problems many parts of the country are facing.While I think that this stuff may help increase the quality of life of those at the bottom, I do worry that this will all make profiting off of REI much more difficult.

Something to keep in mind is that the actually county inspectors are quite versed in walking homeowners through the steps, area building codes are easily available online, and there are some very high quality contractors with YouTube channels now showing most everything.

We found quality stuff for 50-80% off along the way including a pallet of flooring for a dollar a box.
