If they’re accredited investors they could consider a private placement which could increase returns.There’s no geographic or investment type (ie, flip, STR, LTR etc...) magic bullet though IMO.

based on pr.mo.gov/boards/realestate/fees.pdf it seems like annual renewal costs should be $100 + $200 for course renewal + $100 for "annual renewal of accreditation". $400 of fees per year seems like it's worth the cost if I'm purchasing properties under $275k roughly once per year or am I looking at this incorrectly, with renewal costs being much higher than $400?
