In Washington, DC, there was a moratorium on foreclosures, so the transfer of deed didn't take place until couple of years ago.NOW TO THE ISSUE........I'm a single parent looking to move closer to where my son will be attending high school, but I've applied for financing and the lender is saying that I can't get a real estate loan until the foreclosure (i.e. transfer of deed) is three (3) years removed, which won't be until November 2020.

The few large deals I have seen that had much lower per unit costs had a ton of deferred maintenance or very low occupancy and were usually in class D-C areas.

this exists in WA and OR.. but you still need 20% of the purchase price in cash.so if bid amount is 300k you need 60k deposit the lender will do the rest at auction.. they take a benefical interest in the auction recipet then roll it into a loan once the trustees deed is recorded or sherrifs deed.. so not 100% but 80%
