Maryland first property as rental

Folks,. I have a quick question on Maryland property,

Can I buy a first property in Maryland being a resident of Maryland and rent it out?

personally renting myself for personal reasons, but would like to buy a rental property.

@Priyal Bor hey Priyal, yes you can certainly do that. The rates and down payment requirements are a little higher on a non-owner occupied property vs an owner occupied property, but as long as it cash flows then that shouldnt be an issue. Have you considered house hacking? Thats one of the best ways to get started investing in my opinion if you havent owned property before. I actually used to live in Baltimore briefly and would be happy to chat more about this sometime if youre interested.
