I know there are requirements like a working stove and heater (here in Florida a working A/C unit would be more practical!)

Also, I want some practice as a landlord and it would be nice to start out living close to the property.

You may not want to do this practically, but legally you may be able to sue the defendant as a John Doe, then compel the seller to tell you who it was, then amend your defendant to whomever squealed (legal term).

Reserves = sound business practice= better loan terms on next property etc........

Balance is defiantly the key, I want to become more comfortable walking the line between what is essential, and good maintenance practices vs. things tenants  want.

If only one you may be able to add just another shingle layer to it for cheap.If there are a ton of shingle layers which usually shouldn't be more than two then you put undue stress on the structure and you might be in a county or city code violations for unsafe practices and conditions.The next thing you need to do it go to your attic space where you can see the under board of the roof and it's condition.

They KNOW the market, they have a stellar repair team, they market our homes very well, our performance is aligned (meaning, they charge based on rent only, they don't nickel and dime me), they have good accounting practices, and they use a web software that I can log into so I can always get the financial reports, details on repairs, etc - anything I need.
