I am a little uncomfortable with someone who is looking for a house but doesn't have a full months rent plus security readily available-- that's a bit of a red flag for me. 

We currently have a *water conditioner" instead of a softener so we can't just use the red-out salt, which works in my area.Anyway, I'd like a basically maintenance free type filter and there seems to be several kinds.  

It comes in red, white, and blue.

Find one that will pay the closing costs for you ... by bumping the interest rate 1/8% so you are not going backward with a bunch of fees.2) Then look at the finance companies (Hedge Funds, like Velocity (expensive)  and Black Rock and others...) 

I love the high quality of behr paint, even on dry sheet rock you can put behr paint on and it looks good.

If the report says that something needs further inspection, that is a red flag that something is worn out, like the roof.

@Mark Liscia my favorite place for sports downtown is at Holy Grail directly across from the Reds stadium.
