You need to remember when we lease a property, we give up the Right of Possession to the tenant until such time it is given back voluntarily by the tenant or involuntarily by the court following all legal procedures.

In 2011 I bought 5 first lien notes, all of which had seconds on them and all of them failed to be redeemed, so I successfully got possession of the houses.2 of those houses I negotiated with the owners to remain as tenants who to date have never been late on a payment. 1 house was vacant, I filed an affidavit of abandonment and took possession in 30 days instead of waiting for the 6 month redemption period in MI to expire (not sure if the abandonment provision applies to purchasers at sheriff sale, but the risk worked out for me).

In Cook County it can take a year or more for an eviction.If the property was vacant it can still take several months after auction just to receive the deed and gain possession in Cook County.
